| 1. Service to the clients during the listing: |

Written comparable market analysis showing comparable properties currently on the market and sold.

Written marketing plan which includes a schedule of Brokers open houses, and public open houses.

Promote and display your property with photo on the Internet, Realtor.com, The Boardwalk Realty website and my personal website.

Exchange information with all relocation firms.

Newspaper advertising in the Los Angeles Times, local paper if any and the Arganught. |

3. Processing The Listing: |

Within 24 hours of securing the listing, complete, in detail, the full listing packet and deliver to the listing coordinator and manager for processing.

Within 24 hours of securing the listing, have office administrator enter it on "BWR Intranet" for immediate exposure to all agents.

Within 24 hours submit your property to the Multiple Listing Service. |

| 4. Servicing The Listing: |
| |

Call sellers each week with a complete update regarding that week's showings and marketing activities.

Be present for all brokers' opens and all caravans.
-
Call sellers after all brokers opens and caravans to provide feedback regarding brokers reactions.

Follow up on all showings and call sellers to report principals' feedback.
-
Make sure that the property is ready for showing for all broker and public open houses.
-
Send "Just Listed Cards" to surrounding area.
-
Hand deliver open house notices to surrounding neighbors.
-
Schedule monthly appointments, either in person or by phone, to review and update the marketing plan, update comparable market data, and discuss positioning with respect to price.

Schedule executive reviews after sixty days.
-
Log all calls generated and the source of their origin. |

5. Service To Clients During The Negotiation Of An Offer: |

Represent you upon the presentation of all contracts by cooperating brokers and assist you in negotiating the very best possible price and terms for you.

Present all offers and counter offers in person.

Secure signatures on counter offers in person whenever practical.
-
While an offer is being negotiated, call sellers at least once a day to keep them informed, even if there is no resolution of the negotiation.

Personally deliver all executed documents whenever possible.
-
Provide appropriate originals and/or copies of all documents for managerial review as practical and in compliance with the law.

Complete a schedule of "Cash In Pocket" for each offer presented if requested.

Arrange interim financing where necessary. |

6. Service To Clients During Escrow: |

In compliance with the deposit receipt and purchase agreement, instruct escrow to open and draw documents. Ask escrow to inform brokers directly of all escrow activity.

Monitor escrow for timely completion of all escrow contingencies including, but not limited to, deposits, inspections, and loan contingencies.

Contact sellers to arrange for inspection appointment for buyers.

Personally accompany inspections.
-
Assist seller in obtaining estimates for termite and other inspection work, if necessary.

Monitor status of buyers loan and report to seller.
-
Assist seller in complying with local and state ordinances which may require installation of smoke detectors, water conservation devices, ultra low flush toilets and impact hazard glazing.

Monitor progress of buyers fire insurance.
-
Anticipate and assist in solving any special problems associated with the sale of the property.

Coordinate any other escrows relating to the sale of this property.

Coordinate closing logistics including final escrow appointments and moving arrangements.
-
Monitor buyer's deposit of funds and signing of all final documents.

Personally inform seller of recordation .

Personally be available to transfer keys and garage door openers from seller to buyers on moving day.

Follow up with sellers to make sure they have received all final documentation. |
