Mar Vista, Los Angeles, California

Mar Vista is a neighborhood in western Los Angeles, California. It is bordered by Santa Monica on the west, West Los Angeles on the north, Palms on the northeast, Culver City on the east, Marina del Rey on the south, and Venice on the southwest. The district's main thoroughfares are National, Venice, Washington, and Sawtelle Boulevards and Centinela and Barrington Avenues. The Santa Monica and San Diego freeways run along its northern and eastern boundaries, respectively. The northeastern portions of the district are sometimes referred to as Westdale. Mar Vista is a largely working-class neighborhood of apartment buildings and small post-World War II ranches and bungalows, although the hilly areas near its border with Santa Monica (whose spectacular ocean views give it its name) are somewhat more upscale. Its proximity to bohemian Venice adds a slightly artsy flavor to the neighborhood. Nearby UCLA maintains a large graduate  student housing complex along Sawtelle Boulevard.

In recent years, real estate prices have escalated tremendously in this area. Most of the homes were built in the 1940s and 1950s; however, many homes have been renovated or demolished and rebuilt. South of Venice Blvd. lie the flat lands which contain more apartments and condominiums. North of Venice Blvd. is hilly terrain where some homes feature distant views of the Pacific Ocean or downtown; these homes to tend to be more upscale. Ironically, this portion was built on the site of a former landfill. The area known as Westdale, near National Blvd is normally considered to be part of Mar Vista, however, some people consider this to be a separate area.

Due to convenient location, Mar Vista and Palms offer endless opportunities for entertainment, art and cultural activities. Cool ocean breezes contribute to year-round mild temperatures. The Los Angeles Unified School District Serves Mar Vista and Palms.
