When it came time to sell a home that had been in my family for more than 50 years, the criteria for who would represent both the property itself and the interests of my family was as follows:
 
1. We needed an Agent that understood the value of the property in both a financial way and what it meant to us as a family.
2. The Agent we hired had to have a strong sense of the market in the immediate area and know how to advertise and promote this type of home in an effective way.
3. Integrity, patience and genuine advocacy on the seller's behalf were a must.
4. Well informed guidance in preparing the property to be placed on the market plus good, smart, strategy in determining pricing was also foremost on our list. 
5. Most importantly, finding an Agent who could successfully get us through the escrow process in an effective and professional manner was going to be the key to bringing a good, positive end to a piece of family history. For us it would be a profound ending for the four generations of our family that had been involved with this home. For the new owners this would be a significant beginning and in all likelihood, their first house. Many agents, buyers, and sellers do not take into account the residual feelings that either a smooth escrow transaction or an unfortunate one, leave behind. Having both bought and sold 3 houses of my own, I knew all too well what an effect a difficult escrow would have. Anyone looking either to buy or sell a house would be wise to discuss the escrow procedures and how their prospective Agent will represent them as problems arise.
 
As you know, we interviewed several agents with the above criteria in mind. When we met with you we were impressed with your point of view on marketing, pricing, and most of all sales strategy. But what really sold me in particular was that as we talked, you addressed the above concerns as a natural course of business and covered all of it without the need for prompting from me.
 
At the conclusion of our business together I just want you to know that with out a doubt, you delivered much more than the qualities listed above and that I could not have been more pleased with the whole process.
